HOW DOES UPTOWN APARTMENT REBATES WORK?

Most apartment complexes will pay a referral fee to a locator for helping you find an apartment. What we do is share that fee with you as your $300 or $500 rebate for listing us as your locator.  We provide a database of apartment information for you to search and we are also more than happy to give advice and help you find your perfect apartment. DOES THE REBATE COME FROM THE APARTMENT COMPLEX?

No, the rebate does not come from the apartment complex. Each apartment complex pays locators a commission. We are giving part of our commissions back to you as a rebate for working with us. The apartment complex is not giving this rebate. We are not advertising that an apartment complex is offering a rebate, but that Uptown Apartment Rebates is offering part of our locating fee back to you as a rebate for using them us your apartment locator.

HOW DO YOU GET THE $300 OR $500 REBATE?

You have to list Uptown Apartment Rebates as your locator or referral agency on your lease application once you choose your apartment complex. If you don’t list Uptown Apartment Rebates as your referral you will NOT get a rebate. There is a space on the lease application and sometimes on guest cards at each complex where you can put down your locator or referral agency. Click here to go to the How It Works page to get a more detailed explanation. WHO WILL SHOW YOU AROUND THE APARTMENT COMPLEXES?

At each apartment complex there is a main office with a leasing agent for that complex. They will show you the property and talk to you about the amenities of that complex. Uptown Apartment Rebate staff do not have to go with you to tour the complexes; that saves time and allows us to give more money back to you!

HOW MUCH IS THE REFERRAL FEE APARTMENT LOCATORS RECEIVE?

The referral fee apartment locators receive from the apartment complex is usually 50% of the first month’s rent.

HOW DO I KNOW YOU’LL TREAT ME RIGHT?

WHAT IF I PUT THE DIFFERENT REFERRER ON MY APPLICATION?

You will NOT receive a rebate.
We must be listed as the referrer on your lease.

CAN I GET A REBATE IF I’VE ALREADY USED ANOTHER LOCATOR?

No. On your first visit you must tell the property that you were referred by UptownApartmentRebates.com. If you are working with another Locator and put our name down as your referral we will pay you the Rebate, but we encourage you to put down the locator that works with you as your referral. Plus there is a chance the locator registered you with that complex and only he or she can be paid there.

ARE THERE ANY HIDDEN FEES OR TRICKS?

No there no hidden fees. You don’t even have to sign up to search our properties. It is completely free.

WHAT IF I ALREADY KNOW WHICH APARTMENT I WANT TO RENT?

When filling in the apartment application, not the lease. Put uptown apartment rebates as you referral, and we will pay you the rebate for that apartment complex. If you don’t see the apartment complex on out site. Give us a call to confirm and we will tell you if we pay a rebate on that complex.

WHAT IF I DON’T FIND MY APARTMENT ON YOUR SITE?

It depends on your apartment complex. Most managers will pay a referral fee but there are a few who don’t. The safest thing is to find your apartment through our search engine. If you don’t and you want to find out if we work with that complex Call us at 214-454-9286 or Contact Us

DO YOU WORK WITH EVERY APARTMENT?

No…But we do work with most. If you are interested in a specific apartment and are unsure if it will work, please enter it name into the search bar at the top of the page. If it pulls up we pay a rebate.

WHEN AND HOW DO I GET THE MONEY/REBATE?

You will receive a check at your new apartment. We only send checks to your new apartment. It also usually takes about 30 to 60 days before we get paid. As soon as we get paid you get paid. So on average probably about 45 days after you move into you new apartment.

OTHER SERVICES OFFER A FREE MOVE…. DO YOU OFFER ANY SORT OF FREE MOVE?

No, we don’t offer a free move, BUT if you check with those free moves they are very restrictive. 10 boxes no more ect…. For the $300 to $500 dollars here. It should easily help you pay for a move and then have some money left over.

IS THERE A CHANCE  I PUT YOUR NAME DOWN AND WOULD NOT GET A REBATE?

For the most part no, but there are some circumstance. If we get paid you get paid bottom line. Here are some of the things that could make it where we would not get paid.

  • If the apartment complex does not work with apartment locators. (if this is the case they won’t be on our site).
  • If you put another referral down and then try to change it to us later on in the process (50/50) if you we get paid you get paid
  • If you are renewing your existing Lease. Complex only pay for new tenants not renewals
  • If the apartment complex require us to pre-register with you before you call or visit their complex. You avoid this it best  contact us and always tell the apartment complexes you are working with uptown apartment rebates when you first get there.
  • If you were pre-registered with another agent at the complex you lease at you will not get a rebate.
  • If you have been employed by the apartment or are related to the property manger or other employees
  • If you have a relationship with anyone in charge of giving out commissions for the complex
  • If for any reason beyond uptown apartment’s control, the apartment complex refuses to pay us a rebate.
  • If you move out of your apartment before the apartment locator commission has been paid.
